Development and Construction

Development: In 1998, with the initial purchase of a small two-family flat (8331 American) on the City of Detroit’s west side, the Sanders Group’s understanding of development began. This small $12,000 transaction provided the basis for our understanding of what true development means - successfully bringing resources (capital and human) and land together for the benefit of creating a better community while concurrently creating value for its investors.

Several million square feet, dollars and years later, Sanders Group continues our quest for developing neighborhoods. While the numbers and locations have changed, our seven (7) step approach remains the same:

Construction: With an emphasis on the reuse, restoration and expansion of existing buildings and properties, Sanders Group has a history of working closely with engineers, architects, planners and subcontractors to renew neglected urban buildings and areas. Our in-house construction team has expertise that includes the ability to accommodate build-out services for new and existing tenants, ground-up construction of single-family homes as well as major Downtown urban renovation projects.

The Fowler Building, located at 1225 Woodward in Downtown Detroit, is a perfect example of where the Sanders Group (in partnership with White Construction), redeveloped and performed the construction for this underutilized urban gem. The building is in the process of being transformed into 30+/- residential lofts with 5,000 square feet of first floor retail. This project consisted of gutting the interiors of the building while maintaining its historic façade outside.
